CERTIFICACIÓN ENERGÉTICA DE EDIFICIOS

El certificado de eficiencia energética o certificado energético no es otra cosa que un documento oficial redactado por un técnico competente.

Lo vas a necesitar obligatoriamente cuando:

  • Quieras vender un inmueble.

  • Quieras alquilar un inmueble del que eres propietario.

Este certificado incluye información objetiva sobre las características energéticas de la vivienda. Se elabora calculando el consumo energético que cada edificio o vivienda necesita durante un año, en condiciones normales de funcionamiento y ocupación. En base a ese cálculo el inmueble se podrá calificar energéticamente con una u otra letra.

El cálculo incluye la producción de agua caliente, calefacción, iluminación, refrigeración y ventilación. También tiene en cuenta elementos como los materiales de cerramiento exterior, carpinterías, el tipo de ventanas o los sistemas de climatización.


¿Qué edificios hay que Certificar Energéticamente?

  • Edificios de nueva construcción

  • Edificios o partes de edificios que se vendan o alquilen a un nuevo arrendatario, siempre que no dispongan de un certificado en vigor.

  • Edificios o partes de edificios en los que una autoridad pública ocupe una superficie útil total superior a 250m² y que sean frecuentados habitualmente por el público.

*Excepciones:

  • Edificios y monumentos protegidos oficialmente.

  • Edificios religiosos o de culto.

  • Construcciones provisionales con un plazo de utilización ≤ a 2 años.

  • Edificios industriales y agrícolas.

  • Edificios aislados con una superficie útil total inferior a 50 m².

  • Edificios que se compren para su demolición.

  • Edificios de viviendas utilizados durante menos de cuatro meses al año.

ENERGY EFFICIENCY CERTIFICATES

The Energy Efficiency or Performance Certificate is an official document drawn up by a competent technician.


These are necessary when:

  • You have a property for sale

  • You are offering to rent out a property you own


This certificate includes objective information about the energy consumption of a building or home over a year, under normal operating and occupancy conditions. Based on this calculation, the property can be energy-qualified with one letter or another.


The calculation includes the production of hot water, heating, lighting, air-conditioning and ventilation. It also takes into account elements such as exterior cladding materials, carpentry, the type of windows and air conditioning systems.



Buildings which require energy performance certificates?

  • New constructions

  • Buildings or parts of buildings that are sold to a new owner or rented to a new tenant, if they do not already have a valid certificate.

  • Buildings or parts of buildings in which a public authority occupies a total useful area greater than 250m² and which is/are habitually frequented by the public.



* Exceptions:

  • Officially protected buildings and monuments.

  • Religious buildings.

  • Provisional constructions with a term of use of less than 2 years.

  • Industrial and agricultural buildings.

  • Isolated buildings with a total useful area of ​​less than 50 m².

  • Buildings that are purchased for demolition.

  • Residential buildings used for less than four months of the year.
